Sure any Realtor can list your home and just wait for a buyer but do you have a Realtor who will have your back and get you top dollar? Recently a Seller who I helped him buy a home several years ago called me in a panic. Life happened and he was behind in his mortgage payments. The bank was about to take the home. I met with him that day at the house. The house was in disrepair and needed lots of cleanup. I got our builder up their right away addressing many issues, got photos taken and did a market analysis. The Seller would start cleaning up the property.
Pricing the home right was critical because we just didn’t have the time to wait for a high offer. We got the home on the market and immediately we got many showings. The amount of work needed done to the house was daunting to many, however since there were few homes under $450k in the Mancos market we did get it under contract. The Buyer was a first time home buyer and was getting help with their loan from HomesFund, which helps with down payment. This created more challenges. Multiple inspections had to be done, and the majority of repairs had to be completed prior to the sale. Well the Seller was not in a situation to pay for everything he needed done so as his Sellers Agent, my team stepped in fixing items, getting place cleaned up and taking loads to the dump.
